Responsibilities

We are seeking a technically strong, self-motivated Building Automation Systems (BAS) Controls Technician with hands-on experience supporting Schneider Electric control and/or Niagara N4 supervisory control systems. This role supports complex mechanical and controls infrastructure, including central utility and chiller plants, in a high-expectation, operationally critical environment.

The ideal candidate is comfortable working independently, excels in complex troubleshooting, understands integrated mechanical systems, and operates proactively to maintain system reliability and performance.

Key Responsibilities
  • Independently operate, monitor, maintain, and troubleshoot BAS infrastructure using Schneider Electric controllers (e.g., EcoStruxure / SmartStruxure platforms)
  • Support and administer Niagara N4 front-end systems used as a supervisory overlay
  • Perform advanced troubleshooting and root-cause analysis across controls, field devices, and mechanical systems
  • Support operations and optimization of chiller plants, cooling towers, pumps, AHUs, VAVs, and VFDs
  • Execute proactive and preventative maintenance activities focused on system reliability, uptime, and efficiency
  • Review trends, alarms, and system data to identify abnormal behavior and prevent failures
  • Validate control sequences, logic, and graphics; recommend improvements where appropriate
  • Interface with facility operations, engineers, and leadership in a high-visibility environment
  • Support commissioning, point-to-point verification, and functional testing activities
  • Coordinate with third-party vendors and OEMs; oversee quality and compliance of external work
  • Maintain accurate documentation, as-builts, sequences of operation, and change records
  • Ensure adherence to site safety standards, operational procedures, and best practices
  • Mentor and train Facilities team members on operation and control of the BMS.
  • Perform point-to-point checkouts between field devices and controllers.
  • Perform first-line diagnostics, troubleshooting and maintenance of programming code and hardware associated with the BMS.
  • Perform provisioning process for servers, controllers, industrial PCs and network configurations and communication testing between third party devices and controllers or servers.
  • Installation, replacement, configuration, and calibration of sensors, actuators, controllers, fiber and other BAS components.
  • Demonstrated understanding of close loop controls, functions, and sequence of operations. Able to read and understand electrical schematics, control panel drawings.
  • Commissioning and systems level testing support.
  • Follow change management process to generate work requests and method of procedures.
  • Perform other tasks as assigned by manager.
  • Recommend design improvements based on consultation with users and system operation.
  • Perform root cause analysis and retroactive commissioning
  • Perform service activities such as monitoring/reviewing ticketing systems, performing root cause analysis, and prioritizing tasks.

Qualifications

  • HS Diploma/GED with (5) years of experience as a BAS / Controls Technician supporting commercial, industrial, or critical facilities.
  • Practical working knowledge of Schneider Electric BAS platforms (EcoStruxure / SmartStruxure controllers).
  • Practical working knowledge of Niagara N4, including station navigation, point management, alarms, and trending.
  • Strong comprehension of building mechanical systems and HVAC fundamentals.
  • Hands-on experience supporting chiller plants, cooling towers, AHU's, and central utility systems.
  • Proven ability to work independently with minimal supervision.
  • Advanced troubleshooting capability at both the software and physical device level.
  • Experience with preventative and reliability-focused maintenance programs.
  • Ability to read and interpret mechanical drawings, wiring diagrams, and control schematics.
  • Strong communication skills and professionalism in high-visibility operational environments.

Preferred Qualifications
  • Niagara N4 certification (Technical Certification or higher)
  • Schneider Electric training or OEM certifications
  • Experience in mission-critical facilities such as data centers, labs, hospitals, or industrial campuses
  • Familiarity with BACnet, Modbus, and IP-based BAS networking
  • Controls programming, sequence development, or system integration experience
  • CMRT, HVAC, electrical, or related technical certifications

Abilities:
  • The position requires the ability to lift, carry, and move objects weighing up to [50 pounds] on a regular basis. Candidates must demonstrate physical strength and stamina to perform various tasks, including but not limited to, loading, and unloading, operating equipment, and assisting in the transportation of various materials. Proper lifting techniques and safety protocols must be followed to ensure personal and team safety.
  • Relocates a 12 foot stepladder without assistance.
  • Works at various heights up to 60 feet and can climb and maintain balance on scaffolds, aerial lifts, catwalks and all types of ladders.
  • Walks, climbs, lifts, squats, crawls, kneels, pushes, pulls and reaches overhead on a routine and repetitive basis.
  • Possess good vision (may be corrected vision), the ability to see in color, and the ability to hear and communicate in English.
  • May use a standard ladder without exceeding the weight limit while carrying tools.
  • Tell when something is wrong or is likely to go wrong. It does not involve solving the problem, only recognizing there is a problem.
