Responsibilities
The Critical Facilities Technician is responsible for ensuring that all electrical, mechanical, and fire/life safety equipment within the data center operates at peak efficiency. This includes scheduled preventive maintenance, daily corrective work, and emergency response to critical issues. The CFT serves as a technical expert, reporting to a Program Manager, collaborating with Onsite Engineering Operations (OEO), and coordinating with third-party vendors. This role acts as the central point of contact for facility operations within an assigned data center while supporting additional operated facilities. Data center equipment supporting mission-critical servers must consistently maintain better than 99.999% uptime.

Leadership & Supervision
- Lead a team of facilities technicians in daily maintenance and 24/7 operations of critical facilities.
- Supervise critical facilities teams with strong verbal and written communication skills.
- Foster a training environment for technicians, promoting cross-training, site familiarization, troubleshooting proficiency, and procedural development/execution.
Administration & CMMS
- Demonstrate proficiency in typing and use of standard administrative and office software.
- Write, execute, and supervise maintenance procedures in alignment with specifications, safety guidelines, manufacturer documentation, and industry best practices.
- Ensure all activities are properly logged and documented in the CMMS.
- Apply knowledge of site-specific processes, including procedure creation/review, incident/outage reporting, PM standards, CMMS policies, work order systems, and use of SharePoint for procedures and training resources.
- Conduct daily facility walk-throughs, documenting and cataloguing parameters such as power availability, temperature, humidity, and alarm status to identify discrepancies and trends.
- Maintain records in compliance with City, State, and EPA regulations.
Safety & Compliance
- Ensure technicians follow safe work practices, including lockout/tagout procedures, use of Safety Data Sheets (SDS), and adherence to housekeeping standards.
- Execute all site primary and secondary Emergency Operating Procedures (EOPs) and serve as a first responder during emergencies.
- Participate in drills to maintain full readiness.
- Interpret building codes and federal/local regulations as they apply to installations and site operations.
- Enable or disable fire alarm systems as required.
Technical Operations
- Read and interpret wiring diagrams, blueprints, floor plans, construction documents, mechanical riser drawings, OEM manuals, job specifications, and MOP/SOPs.
- Use hand tools and test equipment to install, troubleshoot, and repair mechanical and electrical systems.
- Monitor and interpret BMS/EPMS systems, respond to alarms, and perform controlled shutdowns, startups, and equipment rotations.
- Understand and operate critical infrastructure systems, including MV/LV distribution boards and breakers, UPS, generators, batteries, STS, ATS, AHUs, DX units, chillers, evaporative washer systems, CRAC units, fuel systems, ASCO systems, BMS, EPMS, and fire alarm systems.
- Identify and request materials and parts necessary for maintenance and repair.
- Use diagnostic tools such as infrared scanners and vibration analyzers to troubleshoot equipment.
- Demonstrate a strong understanding of heating cycles, including system components, operation, diagnostics, and repairs using appropriate test equipment.
- Demonstrate a strong understanding of refrigeration cycles, including advanced circuits, diagnostics, corrections, and use of gauges and measurement tools.
- Apply knowledge of power density, HVAC capacity, and cooling/heating load calculations.
- Read and interpret electrical one-line diagrams for troubleshooting and operational support.
Qualifications
- Applicant must have a minimum 8+ years of experience in electrical, mechanical, and fire/life safety equipment. with a high school diploma or GED.
- Proven work experience of supervising maintenance teams.
- Strong verbal and written communication skills.

Desired / Advantageous Qualifications:
- Possess a Journeyman Electrician License, Journeyman HVAC license or equivalent.

Abilities:
- The position requires the ability to lift, carry, and move objects weighing up to [50 pounds] on a regular basis. Candidates must demonstrate physical strength and stamina to perform various tasks, including but not limited to, loading, and unloading, operating equipment, and assisting in the transportation of various materials. Proper lifting techniques and safety protocols must be followed to ensure personal and team safety.

- Works at various heights up to 60 feet and can climb and maintain balance on scaffolds, aerial lifts, catwalks and all types of ladders.

- Possess good vision (may be corrected vision), the ability to see in color, and the ability to hear and communicate in English.
