The position supports safe, functional, secure, and well-maintained facilities and assists with the identification and documentation of conditions that may require environmental review, in accordance with applicable standards and operational requirements.

Work Arrangement:

The Area Facilities Operations Specialist conducts routine facility site visits, condition assessments, maintenance and repair coordination, customer engagement, and computer-based administrative and reporting work.

Travel within the assigned area of responsibility is required and is generally local to the designated duty station. A Government-provided vehicle is available for authorized business travel to Army Reserve Centers.

Essential Duties and Responsibilities:

The Area Facilities Operations Specialist shall:

  • Conduct routine and as-required facility site visits to monitor the physical and functional condition of building systems, including HVAC, plumbing, electrical, structural, life-safety, and related facility components.

  • Identify, document, and validate facility deficiencies, maintenance requirements, repair needs, and customer concerns through site inspections, field observations, photographs, measurements, and other supporting information.

  • Review submitted work-order requests for completeness and technical sufficiency; identify missing information; and prepare recommendations for Government review and disposition.

  • Perform facility condition assessments and quality-assurance surveillance of maintenance, repair, and facility-improvement work; document observations, deficiencies, and facility conditions; and prepare findings for Government review.

  • Coordinate site access, customer communication, work scheduling information, and field conditions with Government personnel, facility customers, service providers, and other stakeholders.

  • Support the Regional Facilities Operations Specialist in maintaining awareness of facility conditions, maintenance requirements, recurring issues, customer concerns, and operational impacts across the assigned portfolio.

  • Provide facility-condition information, customer requirements, photographs, measurements, system information, and technical observations to support project-package development by Facilities Project Development Specialists.

  • Assist with the identification, documentation, and validation of requirements for Regional Facilities Operations Specialist Annual Work Plans and Five-Year Plans.

  • Identify and document observed facility conditions that may present environmental, safety, maintenance, or operational concerns; coordinate findings with appropriate Government personnel for review and disposition.

  • Apply a working knowledge of environmental-compliance considerations applicable to facility operations and maintenance when conducting field assessments, documenting conditions, and identifying potential concerns.

  • Maintain accurate inspection documentation, work-order notes, facility records, correspondence, and other required administrative records.

  • Use Microsoft Office applications and assigned Government systems to prepare reports, track requirements, document site visits, and communicate status.

  • Coordinate professionally with Government personnel, Regional Facilities Operations Specialists, Facilities Project Development Specialists, facility customers, service providers, and other stakeholders.

  • Perform other related duties within the scope of the position.

Required Qualifications

  • Minimum of four years of experience in facilities operations, building maintenance, facility inspections, construction, building systems, public works, property management, or a closely related field.

  • Demonstrated knowledge of commercial, institutional, industrial, or similar building systems, including HVAC, plumbing, electrical, structural, and general building-maintenance components.

  • Working knowledge of environmental-compliance considerations applicable to facility operations and maintenance, including the ability to identify and document observed potential environmental concerns and coordinate findings with appropriate Government personnel.

  • Ability to independently conduct site visits, document facility conditions, prepare clear written findings, manage multiple requirements, and coordinate professionally with customers, Government personnel, and service providers.

  • Valid driver’s license and ability to operate a Government-provided vehicle for authorized business travel.

  • Reliable transportation to and from the assigned duty location.

  • Excellent written, verbal, and interpersonal communication skills.

  • Must be able to successfully complete and maintain the background investigation required for access to Government facilities and systems.

  • Employment is contingent upon successful completion of applicable preemployment screening, reference checks, and installation-access requirements.

Preferred Qualifications:
