CMMS Technician – Utility Distribution Operations and Maintenance
Location: Washington, DC | Capitol Power Plant
Position Summary
LAUKOA is seeking a CMMS Technician to maintain TMA asset records, work orders, preventive maintenance schedules, and reporting at the Capitol Power Plant. This is a full-time assignment during the Monday–Friday day shift, 6:00 a.m. to 2:30 p.m. Telework may be available only with COR approval.
Essential Duties and Responsibilities
Manage, maintain, update, and verify the TMA CMMS database and records.
Enter asset and equipment information, equipment tags, inspection sheets, and deficiency reporting requirements.
Enter Government requests promptly and distribute work orders to appropriate technicians.
Maintain photographs, specifications, manuals, inspection records, and other maintenance documentation.
Analyze reports and help prioritize deficiencies and corrective maintenance.
Coordinate preventive maintenance schedules and issue weekly alerts for upcoming work.
Maintain equipment inventories and evaluate new equipment and techniques.
Communicate daily with Government representatives, engineers, contractors, and vendors; prepare daily, weekly, and monthly reports and required deliverables.
Maintain familiarity with the Emergency Operating Plan and support assigned emergency response activities.
Minimum Qualifications
At least one (1) year of consecutive CMMS experience within the past five (5) years managing assets, scheduling maintenance, and tracking call orders for similar facilities of comparable complexity.
High school diploma.
Proficiency with CMMS systems; TMA experience is preferred.
Training in facility maintenance and service work.
Familiarity with mechanical, electrical, and plumbing (MEP) systems and ability to understand and use MEP drawings.
Required licenses and certifications must be valid and current upon contract award.
Obtain and maintain tunnel-entry certificates in asbestos awareness, permit-required confined space, and heat stress prevention; maintain annual refreshers for asbestos awareness and heat stress prevention.
Required Knowledge, Skills, and Abilities
Ability to coordinate effective preventive maintenance scheduling and prioritize work.
Ability to work independently and collaboratively with excellent customer service skills.
Strong data accuracy, recordkeeping, written communication, and reporting skills.
Basic proficiency in Microsoft Word, Excel, Access, PowerPoint, Project, Outlook, Teams, SharePoint, and the CMMS tools needed for assigned duties.
Effective listening, business writing, and verbal communication; ability to adapt to shifting priorities and coordinate with stakeholders.
Security Requirements
Must receive favorable United States Capitol Police screening and complete required fingerprinting, photography, and badging before unescorted site work.
Must satisfy employment-authorization verification through E-Verify and comply with site access and identification requirements.
Physical Requirements
Ability to perform the essential duties and access assigned work areas, with or without reasonable accommodation.
Ability to use computer systems, review technical records, and verify equipment information in assigned facility areas.
Ability to follow required entry procedures and use appropriate personal protective equipment.
Wage Rate
Between $34.74 - $53.85 per hour (included is $5.42 for Health & Welfare)
