Job Description

Real Property Specialist

Cherokee Nation Government Solutions, LLC is seeking an experienced Real Property Specialist to support Cherokee and the U.S. Air Force civil engineer architect and engineering services (A&AS) support at Malmstrom Air Force Base, Montana. This position will assist in managing the planning, programming, design, construction, real property, and environmental programs for locations managed by Malmstrom, AFB.

The Real Property Specialist processes and maintains actions involving government-owned land, facilities, and related assets. The position supports real estate in-grants, out-grants, disposals, inventories, inspections, capitalization actions, utilization reviews, and real property reporting. The Specialist ensures assigned work complies with applicable Air Force, Department of Defense, and federal requirements while supporting mission needs across MAFB and the missile field.

As required by our governmental client, this position requires an active SECRET clearance to be considered .

A government contract requires that this position be restricted to U.S. citizens or legal permanent residents. You must provide documentation that you are a U.S. citizen or legal permanent resident to qualify.

Responsibilities Include:
  • Support day-to-day real property management activities for government-owned land, facilities, structures, and associated assets at MAFB and throughout the missile field.
  • Process and track real estate in-grant and out-grant actions in accordance with applicable Air Force and federal real estate requirements.
  • Prepare, coordinate, maintain, and update real property agreements, supporting records, correspondence, case files, and related documentation.
  • Support the review and execution of disposal actions for excess land, facilities, and other real property assets in accordance with applicable laws, regulations, and Air Force policy.
  • Coordinate real property actions with CES personnel, installation organizations, tenants, mission partners, contractors, local agencies, and other internal and external stakeholders.
  • Conduct or support real property inventories, inspections, validations, and reconciliations to ensure asset records are accurate, complete, accountable, and audit-ready.
  • Gather, analyze, and validate real property, facility, and utilization data to support installation planning, mission requirements, asset management, and management decision-making.
  • Conduct or assist with space-utilization surveys, facility assessments, and other reviews used to evaluate property use, occupancy, condition, requirements, and opportunities for improvement.
  • Prepare reports, briefings, correspondence, real property agreements, status updates, and other written products for management and stakeholders.
  • Assist with the preparation, coordination, and submission of construction capitalization documents to support accurate and timely updates to real property records.
  • Review real property records and supporting documentation to identify discrepancies, incomplete information, or actions requiring correction, coordination, or escalation.
  • Track multiple real property actions, milestones, deadlines, approvals, and regulatory requirements to ensure work is completed accurately and on schedule.
  • Apply sound judgment and critical thinking to resolve routine real property issues and elevate complex, sensitive, or policy-driven matters through appropriate channels.
  • Maintain organized electronic and hard-copy records in accordance with records-management, audit, and real property accountability requirements.
  • Perform other real property, asset-management, installation-planning, and CES program-support duties as assigned.


Experience, Education, Skills, Abilities requested:
  • SECRET Clearance
  • Associate's or bachelor's degree in real estate, business administration, public administration, facilities management, land management, urban planning, finance, or a related field
  • Minimum of one (1) year of experience in real property management, real estate, land management, facilities management, asset management, installation planning, property records management, or a related field.
  • Experience processing, supporting, or coordinating real estate in-grant and out-grant actions while complying with applicable Air Force, Department of Defense, federal, state, or local real estate requirements.
  • Working knowledge of real property functions for government-owned property, including documentation, record maintenance, stakeholder coordination, asset accountability, and reporting.
  • Ability to support disposal actions for excess land, facilities, or other government real property in accordance with applicable laws, regulations, policies, and procedures.
  • Ability to gather, validate, analyze, and report real property and facility data, including data used for space-utilization surveys, facility assessments, installation planning, and mission-support decisions.
  • Ability to assist with preparing, reviewing, and submitting construction capitalization documentation and ensuring resulting real property records are updated accurately and promptly.
  • Strong written and verbal communication skills, including the ability to prepare clear briefings, correspondence, reports, real property agreements, and status updates.
  • High level of attention to detail and ability to manage multiple actions, approvals, deadlines, records, and regulatory requirements at the same time.
  • Ability to conduct or support inventories, inspections, validations, and record reconciliations for real property assets.
  • Ability to maintain accurate, complete, and audit-ready real property records and supporting documentation.
  • Ability to work independently, prioritize workload, exercise sound judgment, and apply critical thinking to address real property issues and support mission objectives.
  • Ability to establish and maintain productive working relationships with military, civilian, contractor, tenant, and external agency stakeholders.
  • Proficiency with standard office productivity tools, including word processing, spreadsheets, presentations, email, and electronic document-management systems. Experience with real property, asset-management, geographic information system, or facilities-management databases is preferred.
