Responsibilities

The HVAC Technician 3 is responsible for the troubleshooting, maintenance, and performance on HVAC equipment. Capable of performing all jobs including the most complex. Subject to deadlines and heavy workloads. Provides solutions to a variety of problems. What to do is defined but how to do it is left up to the individual.

Supervisory Control:

Work is performed under general supervision of the Site engineering managers and Team Leads. Receives assignments in terms of schedules, priorities, and general instructions pertaining to special problem areas. Freedom of action is afforded within the framework of established policies, procedures, and production schedules, accomplishing assignments on own initiative. Completed work is subject to review for adherence to policy, soundness of recommendations, and overall accomplishment of organizational tasks and functions.
  • Perform maintenance on Engineering systems and equipment including, but not limited to, chillers, IFUs, VAVs, HVAC systems, and associated controls; demonstrate the ability and willingness to learn basic electrical maintenance tasks and BAS-related functions such as replacing control modules, thermostats, and sensors.
  • Inspect, troubleshoot, and adjust mechanical equipment and systems; perform preventive and general maintenance while following building energy-efficiency guidelines.
  • Conduct periodic inspections of all engineering systems and equipment-including HVAC, mechanical, and basic electrical components-monitor equipment operation and maintain accurate operating logs.
  • Proficiently use test equipment and diagnostic devices relevant to building systems, with the ability to train on additional electrical testing tools and BAS diagnostic interfaces; analyze test results to identify maintenance needs.
  • Record and report faults, deficiencies, and unusual occurrences across mechanical, HVAC, and developing electrical/BAS skill areas. Respond to emergency situations and take necessary action to protect occupants and property.
  • Under minimal supervision, perform maintenance activities in Data Centers or mission-critical environments, supporting HVAC reliability and learning integrated electrical and BAS functions as required.
  • Operate and maintain critical systems such as HVAC equipment, CRAC units, life safety systems, building automation systems, and utility systems, with a willingness to expand skills in BAS troubleshooting and component replacement.
  • Collect and generate internal and vendor field service reports for preventive maintenance and repairs; review all reports prior to submission to end users to ensure accuracy and completeness.
  • Identify required materials and parts for maintenance and repairs; and assist with procurement of parts, equipment, and supplies.
  • Perform other related duties as assigned to support facility operations, including general maintenance tasks and cross-training opportunities in electrical maintenance and BAS technology.

Qualifications

  • 6+ years of commercial HVAC experience with a high school diploma or GED.
  • Experience working with complex HVAC systems and equipment including chillers, boilers, package units, VAV systems (direct digital, pneumatic and automated control systems).
  • Applicants selected will be subject to a government security investigation and must meet eligibility requirements, including U.S. Citizenship, for access to classified information; ability to obtain & maintain TS/SCI.
  • Applicants selected must hold a current Journeyman License. Master License preferred.

Desired / Advantageous Qualifications
  • Completion of a HVAC technical training program in a vocational or technical school or a recognized apprenticeship program is preferred

Abilities :
  • The position requires the ability to lift, carry, and move objects weighing up to [50 pounds] on a regular basis. Candidates must demonstrate physical strength and stamina to perform various tasks, including but not limited to, loading, and unloading, operating equipment, and assisting in the transportation of various materials. Proper lifting techniques and safety protocols must be followed to ensure personal and team safety.
  • Relocates a 12-foot stepladder without assistance.
  • Works at various heights up to 60 feet and can climb and maintain balance on scaffolds, aerial lifts, catwalks and all types of ladders.
  • Walks, climbs, lifts, squats, crawls, kneels, pushes, pulls and reaches overhead on a routine and repetitive basis.
  • Possess good vision (may be corrected vision), the ability to see in color, and the ability to hear and communicate in English.
  • May use a standard ladder without exceeding the weight limit while carrying tools.
  • Tell when something is wrong or is likely to go wrong. It does not involve solving the problem, only recognizing there is a problem.
  • Apply general rules to specific problems to produce answers that make sense.
  • Combine pieces of information to form general rules or conclusions (including finding a relationship among seemingly unrelated events).

Pay Range

USD $40.00 - USD $47.50 /Hr.
