Job Description Summary:

Provides senior level leadership for the operation, maintenance, repair, and improvement of all laboratory buildings, equipment, and utility systems. Sets departmental objectives, manages vendor contracts and procurement, oversees a multi trade maintenance team, ensures compliance with safety and regulatory requirements, and supports capital project initiatives to keep the Lab's infrastructure reliable and cost effective.

Job Description:

Duties/Responsibilities

  • Direct day-to-day maintenance activities for HVAC, electrical (including 13,800 V primary feeders), plumbing, fire protection, elevators, roofing, parking-garage, and laboratory utilities.
  • Inspect buildings, equipment, and utility systems; prioritize corrective work and verify proper completion of work orders and contracts.
  • Develop, schedule, and monitor a preventive-maintenance program; ensure all work orders and PMs are entered, assigned, and closed in the CMMS system.
  • Manage vendor contracts, purchasing, and procurement; evaluate performance against Lab policies and specifications.
  • Supervise, evaluate, and develop assigned maintenance personnel; participate in hiring, selection, and disciplinary actions as needed.
  • Prepare work schedules, material and labor estimates, and coordinate assignments to meet workflow and operational goals.
  • Communicate with engineers, state and county inspectors, and other external agencies regarding compliance, specifications, and scheduling.
  • Maintain records, logs, and reports on personnel, inventory, work requests, completed work, and safety issues.
  • Participate in facilities-management meetings, present high-level status updates, and report on progress of CAPEX and internal projects.
  • Ensure all activities comply with OSHA, EPA, EHS, fire-code, and other regulatory requirements.


Skills/Abilities

  • In-depth knowledge of building-maintenance trades (HVAC, electrical, plumbing, carpentry, painting, fire-alarm and sprinkler systems).
  • Understanding of electrical power substations and high-voltage (13,800 V) primary feeder systems.
  • Familiarity with building construction practices, codes, and laws governing commercial facilities.
  • Strong safety awareness and ability to apply health- and safety-regulation requirements.
  • Ability to read and interpret blueprints, building plans, and specifications.
  • Effective oral and written communication with staff, vendors, inspectors, and senior leadership.
  • Capability to develop work schedules, prioritize tasks, and manage multiple projects simultaneously.
  • Competence in preparing and maintaining accurate records, logs, and reports.
  • Ability to evaluate vendor performance and enforce contractual terms.
  • Skill in advising and guiding subordinates to resolve technical problems and meet schedules.
  • Managed vendor contracts, procurement processes, and performance-metric tracking.
  • Developed and implemented systematic preventive-maintenance programs.
  • Prepared and maintained records, work orders, and compliance documentation.
  • Coordinated inspections with state, county, and federal agencies (OSHA, EPA, fire code).
  • Supervised and evaluated maintenance personnel, handling hiring, training, and disciplinary actions.
  • Worked in biotech, pharmaceutical, defense, semiconductor, or research-development environments (preferred).
  • Participated in capital-expenditure projects and cross-functional facilities meetings.
  • Utilized a Computerized Maintenance Management System (CMMS) to track work orders and preventive maintenance.


Education

  • Bachelor's degree in a related field (e.g., engineering, facilities management, construction management).


Experience

  • 10 years in facilities leadership or engineering/maintenance supervision.
  • 3 years at journey-level (or equivalent) in one or more building-maintenance trades.

The US base salary range for this full-time position is

$117,500.00 - $307,500.00
Our salary ranges are determined by role, level, and location. The range displayed on each job posting reflects the minimum and maximum target salaries for the position across all US locations. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
