Operations & Maintenance (O&M) Project Manager

area for accounting, budgeting, operations, and financial reporting.
Job Summary:
The Operations & Maintenance (O&M) Project Manager serves as a key facilities management leader responsible for overseeing the maintenance, repair, operational readiness, and lifecycle management of building systems and infrastructure supporting the Federal Protective Service (FPS) real estate portfolio. The role ensures that facilities operations are aligned with long-term strategic space planning, occupancy management, and project delivery objectives.
The O&M Project Manager provides project management oversight for facility operations, preventive maintenance programs, vendor coordination, infrastructure upgrades, and emergency response activities across approximately 180 FPS offices and related real property assets nationwide. Responsibilities include integrating facilities maintenance initiatives with relocation projects, build-outs, space optimization efforts, and capital planning activities while ensuring compliance with federal regulations, DHS policies, and safety standards.

Salary:
Responsibilities/Duties:
- Developing and implementing preventive maintenance schedules for HVAC, plumbing, electrical, security, and other building systems.
- Monitoring facility system performance and proactively identifying operational risks or deficiencies.
- Coordinating inspections, repairs, upgrades, and maintenance activities with vendors, contractors, GSA stakeholders, and FPS leadership.
- Maintaining detailed maintenance records, system histories, and operational documentation.
- Supporting budget planning, project tracking, and system-of-record management.
- Responding to emergency repairs and operational disruptions to minimize downtime.
- Conducting regional facility assessments and evaluating equipment lifecycle conditions.
- Supporting compliance with federal building regulations, safety requirements, and occupancy standards.
Qualifications:
- Minimum 10 years of experience
- Active Project Management Professional (PMP) certification
- Active FAC-P/PM - Federal Acquisition Certification for Program and Project Management within the last 5 years, or equivalent.
- Must be a U.S. citizen and able to obtain and maintain a DHS suitability determination and HSPD-12 PIV card.
- MA/MS in a related field.
