Responsibilities
The Building Management System (BMS) Operator is responsible for the daily operation, monitoring, and optimization of the BMS supporting mission-critical facilities. Responsibilities
The Building Management System (BMS) Operator is responsible for the daily operation, monitoring, and optimization of the BMS supporting mission-critical facilities. This role performs active system operation, diagnostics, and coordination with maintenance and engineering teams to ensure system reliability, efficiency, and occupant comfort.
SYSTEM OPERATIONS & MONITORING
- Operates and monitors the BMS for HVAC and associated building systems
- Continuously monitors alarms, trends, and system performance, performs triage, and initiates corrective actions
- Adjusts setpoints, schedules, sequences of operation, and alarm thresholds in accordance with approved procedures
- Performs system diagnostics, confirms field conditions, and validates accuracy of BMS indications
- Reviews system trends and data to identify performance issues, inefficiencies, or recurring faults
- Provides continual optimization and retro-commissioning of the BMS to support reliable system performance
- Calibrates sensors, controls, and system components as required to maximize efficient operation
- Analyzes BAS alarms, determines corrective actions, and adjusts alarm sensitivity to ensure meaningful alarm notifications
- Uses current and forecasted weather data to adjust system operation for efficiency and load conditions
COORDINATION & SUPPORT
- Coordinates with maintenance technicians, controls technicians, engineers, and other trades during troubleshooting and corrective maintenance
- Assists field personnel with diagnostics, testing, and system validation activities
- Initiates and tracks work orders in the site work order system as required
- Provides system status updates and technical input to operations leadership and customer representatives
- Provides technical guidance to HVAC and controls technicians during system assessments, resets, repairs, and component replacement
- Supports investigation and validation of system issues by comparing field conditions to BMS indications
SERVICE & CONTINUOUS IMPROVEMENT
- Responds to system issues by identifying root causes and implementing approved corrective actions
- Supports long-term system optimization and reliability efforts
- Assists in developing and maintaining operating procedures, checklists, and system documentation
- Supports commissioning, recommissioning, and system testing activities as required
- Implements system changes and programming updates only in accordance with approved authorization and change-control procedures
PERFORMANCE & COMPLIANCE
- Performs all work in accordance with contract requirements, approved procedures, and company standards
- Meets required response times for alarms, system events, and service support
- Ensures all actions comply with safety, cybersecurity, and access control requirements
- Maintains compliance with applicable energy management policies, objectives, and efficiency guidelines
COMMUNICATIONS
- Communicates system status, issues, and actions clearly with stakeholders
- Escalates issues appropriately based on severity, mission impact, and response requirements
- Prepares system reports, logs, and summaries as required
- Maintains a searchable log of system adjustments, maintenance actions, repairs, and component changes
- Develops periodic operational reports and briefings (weekly, monthly, quarterly, or annual) as required
Qualifications
- High school diploma or GED with at least 10+ years of progressive experience. Vocational school or associate degree in a technical trade preferred.
- Vocational school, associate degree, or equivalent technical training preferred
- Minimum three years of experience operating or supporting a BMS/BAS or DDC system
- Ability to read and interpret sequences of operation, control drawings, and technical documentation
- Working knowledge of HVAC systems, controls hardware/software, and building systems operation
- Ability to troubleshoot control logic, field devices, and communications issues
- Proficient with Microsoft Office applications
- Strong understanding of HVAC system operation and associated control components
- Ability to work at a computer workstation for extended periods
- Ability to sit for extended periods and perform fine motor tasks such as keyboard use
- Ability to communicate effectively, verbally and in writing
- Ability to work safely around electrical and control systems
- Position requires up to 25% travel in support of facilities located in the United Kingdom, Italy, Germany, and Belgium
- Travel requirements are mission-dependent and subject to contract needs
- Required to wear and properly use personal protective equipment (PPE) as necessary while performing assigned duties and in accordance with applicable safety requirements
Candidate Expectations:
- Experience operating and supporting the Allerton Building Automation System (BAS)
- Mission-critical or secure-facility experience preferred
- Controls or BAS-related certifications desired
- AutoCAD proficiency preferred for reviewing and updating system documentation and drawings

Abilities
- The position requires the ability to lift, carry, and move objects weighing up to [50 pounds] on a regular basis. Candidates must demonstrate physical strength and stamina to perform various tasks, including but not limited to, loading, and unloading, operating equipment, and assisting in the transportation of various materials. Proper lifting techniques and safety protocols must be followed to ensure personal and team safety.
