JOB SUMMARY
The Facility Operations Specialist performs duties pertaining to the administration of space acquisitions, building operations, maintenance, movement/relocation, warehouse operations, supply delivery, and destruction of confidential trash. The incumbent reviews request to determine appropriateness in terms of personnel needs, present space assignment, etc., taking into consideration the physical layout of work space in order to determine the maximum utilization of work space. They review detailed blue prints and layouts to determine feasibility, cost effectiveness and compliance with agency rules and regulations, and makes recommendations to superiors and senior staff with regard to conflicting and/or competing interests for particular areas of space, including final detailed layouts for presentation to appropriate officials.
KEY REQUIREMENTS
PHYSICAL DEMANDS
The work requires some physical exertion, such as long periods of walking, standing, bending, crouching, stooping, stretching, reaching, and recurring need to lift moderately heavy items.
WORK ENVIRONMENT
Work is performed mostly in an office setting, however, may be required to work in the presence of moving parts, carts, machines, high electrical voltage, and construction work sites.

GS 7: Applicant must have a bachelor's degree with superior academic achievement or one (1) full year of graduate level education. Superior academic achievement is the completion of all the requirements of a bachelor's degree from an accredited college or university, which is based on (1) class standing, (2) grade-point average of 3.0 or higher as recorded on an official transcript, or as based on courses completed during the final two years of the curriculum, or (3) honor society membership.
GS 9: Applicant must have a master's or equivalent graduate degree or 2 full years of progressively higher level graduate education leading to such a degree or LL.B. or J.D., if related.
Education completed in foreign colleges or universities may be used to meet the above requirements provided you can show foreign education is comparable to that received in an accredited educational institution in the United States.

KEY REQUIREMENTS

MAJOR DUTIES
- Operates and maintains field office facilities, to include physical structures, utilities, surrounding grounds, roadways, outside barriers, as well as programs and services essential to maintaining a safe, healthy, and comfortable facility.
- Performs a variety of administrative services to inspect, maintain, repair/modify facilities, and to operate facility programs and services efficiently.
- Coordinates the evaluation of all building maintenance, alterations, deficiencies, and repairs such as: electricity, air conditioning, heating, telephones, elevator service, and special equipment maintained in office space. Conducts onsite inspections and create "punch lists" for repairs, etc.
- Determines and projects funding requirements and justifies budget requests. Assists in developing a budget, monitoring budgetary expenditures, and blanket purchase agreements.
- Liaisons with FBIHQ entities to facilitate and coordinate sensitive compartmented information facility (SCIF) renovation and building-out requirements, contracts and obtains funding for office furniture and equipment, and provides drawings and requirements for the layout and procurement of office space
- Coordinates the administration of space acquisitions, building operations, maintenance, movement/relocation, and destruction of confidential trash. Secures engineering surveys or outside bids and initiates appropriate requests through FBIHQ, GSA, etc. Monitors work performed by contractors according to standard specifications. Assesses quality and completeness of work so operations are not interrupted.
- Coordinates with FBIHQ the negotiating and administering of lease agreements, including operating and maintenance agreements
