Reports to: Facility Manager

Major Duties and Responsibilities:

Working under the direction and general supervision of the Facility Manager, incumbent performs a wide range of monitoring and maintenance functions during his/her shift, to include: troubleshooting problems, utilizing basic test equipment and meters as necessary; making minor and uncomplicated repairs; and providing detailed verbal/written reports on problems to shop supervisors. Incumbent is expected to work alone on rotating shifts (all days and all shifts). Guidelines are provided by established trade practices in the primary trade areas. Work is performed in accordance with established safety practices and regulations for all the trades.

Specific Duties and Responsibilities :
  • Monitoring functions (45 percent): Responds to all plant alarms and takes appropriate actions. Monitors the DDC system and makes scheduled rounds of the building utility system and maintains a logbook of the readings of the equipment. Responds to DDC alarms (to include specifically DDC alarms related to the fire systems) and trouble messages and takes appropriate actions. Monitors the equipment associated with hot and cold domestic water systems, water filtration and treatment systems, fire pumps, and dry pipes suppression systems.
  • Maintenance functions (55 percent): Independently performs routine and uncomplicated maintenance work, repairs, and installation work (e.g., changing light bulbs, and repairing minor electrical problems with outlets, switches and breakers). Obtains and utilizes a working knowledge of the plumbing system, to include specifically the location and function of the system isolation valve. Possesses a working knowledge of HVAC systems and controls; is able to restart commercial chiller units and boiler plants. Assists the various shops when performing preventive maintenance on building systems. Records and responds to service calls between 1700 and 0900. Responds to fire alarms. Resets the fire system and interrelated DDC system if determined to be a false alarm.
  • Records and responds to electrical power outages: Monitors the operation of the emergency generators and related switchgear, shuts down the generators upon restoration of commercial power, and monitors and records levels of the fuel tanks. Possesses an understanding of the operation of elevators: Restores them to an operational mode after an unscheduled shutdown; and, if necessary, extracts passengers from an inoperable car.

QUALIFICATIONS REQUIRED FOR EFFECTIVE PERFORMANCE
  1. Education

Completion of secondary school or technical school required with specialized training and certification as an HVAC/Refrigeration Technician with industrial experience and completion of the Safe Handling of Refrigerant Course.
  1. Prior Work Experience

Must have five years in the HVAC trade; specialization in computer driven electromechanical control systems (i.e., Johnson Controls or Semen controls). Must have work experience in Chiller and cooling tower operations (i.e. Multistack Air Cooled Chiller, Multistack Dedicated Heat Recovery Chiller). Must have work experience in Liebert Precision Air Conditioner, ventilation systems, experience in installing and maintaining pumps and fans.
  1. Knowledge

Must have full journeyman knowledge of modern HVAC equipment including chillers, cooling towers, digital controls, and plumbing. Must have knowledge of established standard trade practices and industry norms. Familiar with industry standard lockout/tagout procedures is required.
  1. Skills and Abilities

Must have ability to interpret blueprints, schematics, and standard industry symbols. Read technical information. Must have comprehensive trade skills in the HVAC field. Must be able to use all related power tools, hand tools, measuring devices and meters pertinent to the trade. Must be able to weld with gas and machine welders Mig tig and carbon arc. Must be able to do layout and installation of piping ducting. Must be able to solder, braze, maintains a valid drivers' license. Must be physically qualified to perform physical labor and lift 50 pounds without assistance. Must possess a Top Secret security clearance. Must possess a valid state driver's license in order to obtain a local driver's license
