Reports to: Facility Manager

Major Duties and Responsibilities:

Performs routine maintenance, repair of electrical systems and appliances, plumbing, and heating systems. Schedule may fluctuate as mission needs change.
  • Performs minor repairs to furniture, molding, window sashes, and other minor carpentry work.
  • Performs painting and sheet rock finishing.
  • Installs, repairs, and cleans carpet and carpet tiles
  • When needed, assists custodial staff, cleaning offices, corridors, bathrooms, stairwells, and other areas, including floors, walls, and windows. Individuals shall also shampoo carpets as necessary. Cleaning services include dusting, sweeping, washing, vacuuming, stripping, waxing, polishing, replacing lights, trash collection and removal, pest and rodent control, and replenishment of toilet supplies. Operates cleaning equipment such as vacuum cleaners, waxers, and polishers, if needed.
  • Provides cleaning services for CAA spaces, to include emptying of trash, vacuuming carpet, cleaning hardwood floors, and minor touchup painting when required.
  • Escorts uncleared employees into non-CAA designated areas and monitors them while they perform maintenance duties.
  • Assists in mechanical and engine maintenance in conjunction with maintenance mechanic.
  • Determines necessary spare parts and expendable supply requirements and manage stock to include reorder as required.
  • Travels to local vendors as necessary to procure materials; participate in random procurement process as necessary; uses petty cash when necessary.
  • Backs-up other Contract employees at Post as necessary.

Performs other related duties as assigned.

Specific Duties and Responsibilities :
  • Monitoring functions: Responds to all plant alarms and takes appropriate actions. Responds to Chancery fire system alarms at Post One, notifies the Facility Manager and A/POSHO, documents the error messages, and takes appropriate actions. Monitors the equipment associated with hot and cold domestic water systems, water treatment systems, chiller pumps, air handlers, firechiller pumps, air handlers, and emergency generator.
  • Maintenance functions: Independently performs routine and uncomplicated maintenance work, repairs, and installation work (e.g., changing light bulbs, and repairing minor electrical problems with outlets, switches, and breakers). Obtains and utilizes a working knowledge of the plumbing system, to include specifically the location and function of the system isolation valve. Possesses a working knowledge of HVAC systems and controls; is able to restart commercial chiller units and boiler plants. Assists the various shops when performing preventive maintenance on building systems. Records and responds to service calls between 1700 and 0900. Responds to fire alarms. Resets the fire system and interrelated DDC system if determined to be a false alarm.
  • Records and responds to electrical power outages: Monitors the operation of the emergency generators and related switchgear, shuts down the generators upon restoration of commercial power, and monitors and records levels of the fuel tanks.

QUALIFICATIONS REQUIRED FOR EFFECTIVE PERFORMANCE
  1. Must have a basic knowledge of carpentry power tools, painting, and electrical testing equipment
  2. Must have knowledge of cleaning equipment, products, their uses, and effects, etc.
  3. Must be dependable and responsible.
  4. Must be 21 years of age or older, completed secondary school or a GED.
  5. Must be prepared to lift up to fifty pounds on an as needed basis.
  6. Must be able to read and write in English.
  7. A Top-Secret clearance is required.
  8. Must be a U.S. Citizen.
