Kaukahi, LLC is seeking a Builder SMS Specialist who is responsible for providing sustainment management system (SMS) support, data management, and reporting in support of Directorate of Public Works (DPW) operations. This role requires proficiency in BUILDER SMS, GFEBS, and other government-mandated systems to ensure accurate building assessments, inventory updates, and condition reporting. The specialist will serve as a critical resource for maintaining the Army's real property data, supporting work planning, and ensuring compliance with established standards and guides.
Responsibilities
* Enter regular and recurring assessment data into BUILDER SMS as the Army system of record.
* Maintain a comprehensive and accurate operational picture of Army real property assets, including all building systems (roof, HVAC, plumbing, electrical, foundation, fire protection, conveyance systems, etc.) and their components.
* Update and reconcile inventory information in BUILDER SMS in accordance with the Army BUILDER SMS Inventory and Assessment Guide.
* Identify and document missing systems or components in the database, ensuring completeness of records.
* Capture and upload photographs of equipment and supporting documentation using government-furnished hardware.
* Perform assessments and Direct Condition Ratings (DCR) of building systems as directed by DPW personnel.
* Accurately input assessment results into BUILDER SMS following prescribed Army standards and guidelines.
* Reporting and Analytics Generate reports using BUILDER SMS, GFEBS, and other mandated government systems.
* Support DPW planning efforts by providing reports that highlight required assessments, inventory gaps, and condition status.
* Deliver reports to support the development of the Annual Work Plan (AWP), prioritization of projects, and resource allocation decisions.
* Customer Service and Coordination.
* Provide responsive customer support to DPW internal and external stakeholders.Ensure effective communication, collaboration, and coordination across DPW divisions.
Requirements
* 1 year Experience with BUILDER SMS, GFEBS, or similar sustainment management/government systems preferred.
* High School Diploma or Equivalent
* Must have and maintain a favorable National Agency Check with Written Inquiries (NACI) at time of the contract start date and for the life of the contract.
* Knowledge of building systems and facility management processes.
* Strong attention to detail with proven ability to manage and update technical data.
* Proficiency in generating reports and conducting database-driven analysis.
* Strong written and verbal communication skills.
* Ability to work independently as well as collaboratively with DPW staff and stakeholders.
* Must be able to use government-furnished equipment for documentation and data entry.
* Must comply with all Army standards, policies, and guidelines regarding BUILDER SMS data and inventory management.
* Ability to travel locally for site assessments as required.

Physical Requirements
Work may involve sitting or standing for extended periods of time. Position may require typing and reading from a computer screen. Must have sufficient mobility, including but not limited to bending, reaching, and kneeling to complete daily duties in a timely and efficient manner. There is a possibility that due to parking availability and location of work, walking moderate to long distance may be required. Possible lifting up to 25lbs.
